Burien ADU (Accessory Dwelling Unit)

Problem/Solution

This 71-year-old retired client decided to add income and resale value to her small cottage in Burien. She hired ER Properties Inc. as a design build contractor to design, permit, and build an ADU (Additional Dwelling Unit), to her property. We worked with our client for a few months prior to construction to arrive at a design.

Once the design was approved by the city, construction began. We also improved her property overall with a complete sewer replacement and removal of all old galvanized piping. We added new service to her lot and worked with her hand and hand throughout the process to give her the best product she could have hoped for. She upgraded insulation to spray foam under crawl space to prevent any rodents. All materials were selected with longevity, performance and easy upkeep in mind for her. She has luxury vinyl throughout, white shaker cabinets and LED lighting.

Being someone older, we worked with this client’s anxiety to assure her that we would be there throughout.

Kitchen

We installed white shaker style cabinets with Quartz countertops. She upgraded the countertops from basic quartz to a Callacata Laza Quartz, giving this a timeless look. A huge island was installed opened to dining and living areas

Bathroom

We installed gray shaker style cabinets with Quartz countertops, a single piece fiberglass tub, and toto toilets.

Whole Home

We had several upgrades done to her ADU to provide low maintenance, longevity and being proactive to the elements. Her house is sided in Hardie lap siding. 40-year roof was also an upgrade. She decided to go with spray foam insulation throughout the crawl space to prevent any rodents and her crawl space is completely cleaned and tidy. Throughout the house, we selected luxury vinyl flooring with white single panel shaker doors and modern millwork to give this space a timeless look. The large island provides a central point for gathering and the open floor plan makes this space look a lot bigger! it doesn’t feel like a 550 sqft space!
